PARKING POLICY ADOPTED!

During the November 30, 2010 Board of Directs meeting, the Cypress Point Board adopted the new Cypress Point Parking Policy and will begin immediate enforcement of the policy up to and including towing vehicle who are in violation. Please review the policy and comply. If you have questions about the policy, contact PMP immediately.

PARKING POLICY ADOPTED SOON!


Very soon the Cypress Point parking policy will become effective. While the policy has been out to the membership for a thirty day review, you may have received a yellow warning notice on your car. Yellow notices were provided as a courtesy so that homeowners understand what will not be allowable under the new parking policy. Once the policy is adopted, warning notices will not be provided for vehicles parking in area subject to immediate tow. The Association installed tow signage at each community entry point and will be strictly enforcing the new policy. If you are unsure what is allowable under the new parking policy or would like an copy of the policy, please contact Property Management Professionals at 661-295-4900.

Please Put Away Your Trash Cans!


There have been numerous recent complaints about homeowners not putting away their trash cans after trash day. Please be courteous to your neighbors and remove your trash cans from the common area after they have been unloaded.

NEW PEST CONTROL COMPANY!

Beginning in October 2010, Ridgecrest Pest Control will begin service as the Association’s new pest control company. Ridgecrest will service the community on the first Tuesday of the month and will provide all residents FREE backyard pest treatment. If you would like to take advantage of the free backyard pest treatment, please leave your gate unlocked on the day of service.

Community Wrought Iron Repainting

On September 20, 2010, Magic Maintenance will begin the community wrought iron repainting project. The project should last between four and six week. In an effort to beautify the community, Magic Maintenance will be repainting all of the wrought iron fencing, gates, decorative wrought iron, handrails, pot holders, address lighting, unit lighting and porch lighting fixtures. Notices will be placed on your door explaining the process and asking for your cooperation during the project. PARKING POLICY/WARNING


Your Board of directors recently sent out a new draft parking policy to the membership for review/approval. Please look over the new policy and send your feedback to your property manager, Kevin Harbison, at kharbison@pmprollc.com.

The policy was drafted in part becuase there have been numerous reports of unauthorized vehicle or vehicles parked in the common driveways, fire lanes or for long periods of time throughout the Cypress Point Community. Unauthorized vehicles are subject to tow immediately. Authorized vehicles parked in the same location in guest parking for more than 72 hours are also subject to tow. Violators can be reported to the LA County Sheriff at http://www.scvsheriff.com/crimetips.asap. Please be advised that they will tow!!

THE ANNUAL MEETING OF THE MEMBERS AND ELECTION IS COMING SOON!!!



Your Cypress Point Board of Directors needs everyone in the community to get involved for a second attempt at the annual meeting of the members and election. The community fell short of the quorum requirement on the first election attempt in June so the Board is brain storming ideas to create excitement in order to maximize participation for the second attempt at the annual election sometime in November. Please be on the lookout for an election notification soon!

COMPLIMENTARY PEST CONTROL SERVICE


We are seeing an increase in calls from Cypress Point residents experiencing ant activity inside their homes or in their backyards. The best Insect and Pest Management (IPM) program would be to treat the exterior common areas, as well as the interior of the homes of the residents, who are currently experiencing ant activity inside their home or in their backyard. Animal and Insect Pest Management (AIPM) will treat, AT NO CHARGE TO THE RESIDENT, on our normal scheduled service days on Wednesday August 4th and 18th any resident who calls to PRE-SCHEDULE an ant treatment. You must call us to pre-schedule a treatment to get this for free!

We know in these challenging economic times that ants do not pay attention to the economy and for households, every little bit helps! 2010 Annual Election


The 2010 annual election will take place on June 22 at the Horizon Clubhouse. You will be able to write in the name of a candidate on the ballot in case you missed the nomination deadline. Wrought Iron Repainting


It’s time to get the wrought Iron at Cypress Point repainted! Your Board of Directors is working to get competitive bids to repaint all of the wrought Iron throughout the community. These bids will include the view fencing in many of your exclusive use areas. Once the Board of Directors decides on a vendor to complete the work, a work schedule will be provided to the community and proper notification will be given to all homeowners affected by the work. Stay tuned for more information about this project in the coming months.

Mud Swallow update

Thank you to everyone who has provided reports about mud swallow activity in the Cypress Point Community! The Board of Directors recently approved a proposal from Ridgecrest Pest Control to treat all unfinished mud swallow nests int he community. Your reports help direct his efforts, so please keep them coming and we will pass the reports along to Ridgecrest. Completed nests may not be disturbed during the nesting season, so please send in your reports as soon as you see any activity. The Board of Directors is working on a more permanent solution at the end of the nesting season-stay tuned for more information.

2010 ANNUAL ELECTION

Architectural Review Process


Per section 5.1 of the Cypress Point Covenants, Conditions and Restrictions (CC&Rs) a formal application must be submitted to the Master Association’s Architectural Control Committee per the requirements in your Master CC&Rs for review and approval before any modification of existing association property, including modifications to the outside of your unit, can occur. If you are unsure of the Master Association’s Architectural Control Committee’s policy for architectural review and approval, contact your Master Association’s management company.

Pest Control

With the coming of spring, you may notice an increase in the number of critters and insects in and around the community. One of the most common occurring insect this area is the ant. The most common ant found in Southern California is the Argentine Ant. Large colonies of this species can be found yards and common slope areas near moisture sources such as sprinklers, valve boxes and standing water. These ants feed on a variety of foods like meats, eggs, vegetable oils and sweets. In some cases, these will migrate into homes through the cracks and voids in doorways and garages.

If you notice that ants have made it into your home, the community pest control vendor can provide spraying at a discount rate on days they are in the community taking care of the common areas.
